Why I do this

I come from the real estate world, not from theory. In Germany, I spent over 20 years building, renovating, investing and structuring property financing as a financial advisor. I know what a construction site feels like, what makes a solid calculation, and where the costly mistakes hide.

Since 2022, I've been living in Cyprus. Not as a tourist, but as someone who gets to know the market from the inside. I've visited dozens of construction projects, compared developers, spoken with lawyers and tax advisors, and seen where other buyers made expensive mistakes. My wife works directly at a developer. So I don't get the glossy version. I get the reality.
